BUILDING ENTRANCE

You can get into the building through the main entrance – it is impossible to miss it as you will notice our logo above the door. In an SMS message we will send you a 4-digit code to enter.

The apartments are located on two floors of the building. The numbers in the range 101-112 are located on the second floor, while the numbers in the range 301-309 you will find on the third floor. An elevator is available in the building for your convenience.

APARTMENT ENTRY

Our facility is organized on a self check-in system. On the day of your arrival, we will send you a message with the access code to the apartment. All you need to do is enter it using the keypad located on the front door handle and confirm it with the # symbol.

END OF STAY

On the day of your departure, all you have to do is leave the apartment and make sure the door is locked. The code will be automatically deactivated at the end of the hotel night. If possible, please inform us by text message when you leave the Apartment. This will allow us to streamline the process of preparing the Apartment for the next Guests.

CAR PARKING

Next to the building there is a public, free and unguarded parking lot without the possibility of reserving a space.

  1. These Regulations set out the rules for the provision of services, liability and stay of Guests at Apartio Rooms Zabrze Apartments and apply to all persons on the premises.
  2. The landlord of the apartments is MYKS Holding Sp. z o.o., based in Gliwice, 6 Lutycka St., operating under the Apartio Rooms Zabrze brand.
  3. The tenant is an adult guest of the apartment who has entered into a rental agreement with the Landlord. The Rental Agreement is concluded at the moment of making a reservation, payment of a deposit or the entire amount due for the stay. The Regulations are an integral part of the Rental Agreement, and by making a reservation or payment the Guest confirms that he/she is familiar with these Regulations and accepts its terms.
  4. Minors may be Guests of the apartment only when accompanied by adults who are their Parents or Legal Guardians.
  5. The tenant, on the basis of the lease agreement concluded with the landlord, disposes of the apartment on the days and hours specified in the agreement.
  6. Entrance to the apartment, on the day of arrival, takes place at the time agreed upon between the tenant and the landlord, but no earlier than 3 p.m. Leaving the apartment, on the day of departure, takes place no later than 11 a.m. Any deviation from these rules requires the consent of the landlord.
  7. Any wish to extend or shorten the stay, beyond the period indicated in the reservation, should be reported by the Guest to the contact number of the Property or through the reservation portal through which the reservation was made.
  8. The Landlord reserves the right to refuse to shorten the stay indicated in the Guest’s reservation if the Guest’s reservation is for a no-cost cancellation offer or if the request to shorten the stay was made when changes to the reservation were not possible due to the cancellation conditions included in the Guest’s reservation confirmation.
  9. In the event of non-cancellation of the reservation within the designated time period contained in the terms of the reservation or in the event of the Guest’s failure to arrive at the facility on the scheduled date, the Facility will charge the Guest in accordance with the terms of the Guest’s reservation with the proviso that if the Guest has made a reservation without the possibility of no-cost cancellation, the Facility will charge the Guest for the entire reserved stay.
  10. In case of cancellation of the Guest’s stay during the hotel day, the Property will not refund the fee for the given hotel day.
  11. Only registered persons may stay at the Property during the entire rental period. The number of persons must be in accordance with the number stated at the time of booking. Non-registered persons staying in the apartment will be considered additional Tenants, which will result in additional charges according to the price list below.
  12. The Landlord may refuse to accommodate a Guest who, during the previous stay, grossly violated these Regulations, in particular by causing damage to the property of the apartment or the property of other Guests, damage to the Guest’s person, or to the employees of the Facility or other persons staying in the Facility.
  13. The Landlord may refuse to accept any other Guest who, in the opinion of the staff, threatens the safety, health, life, image of other Guests, employees and the Facility (brand).
  14. In case of violation of the Rules and Regulations, the Facility has the right to refuse further services to the offending Guest and remove the Guest from the premises.
  15. The tenant is obliged to use the apartment in accordance with its purpose, exclusively for the purpose of accommodation. The tenant undertakes to take care of its technical condition.
  16. The tenant of the apartment will receive from the landlord the codes for the entrance to the building and the codes for the entrance door to the apartment. The tenant agrees not to share the codes with third parties. In case of damage to the lock/coding handle, the Tenant will be charged with the cost of repairing or replacing the lock. It is not permitted for the Tenant to change the building entrance codes/door codes.
  17. The tenant agrees to lock the apartment each time he leaves it during the rental period by slamming the door. The tenant is responsible for all entrusted property and any damage caused by the tenant and third parties in the apartment.
  18. Inside the apartment and in the common areas of the building, smoking, tobacco products, use of electronic cigarettes is strictly prohibited. In case of violation of the rules of smoking, the Facility has the right to charge the Guest with a penalty in accordance with the following price list.
  19. In the event that a violation of the smoking ban by a Guest triggers a fire alarm, resulting in the intervention of the fire department, the Property will impose a penalty on the Guest to cover the cost of the fire department’s intervention, to which the Guest agrees.
  20. Unjustified activation of the fire alarm will incur a fine in the amount shown in the price list below, and in the event of intervention by the fire department, the Guest will be charged additional costs associated with the arrival of the fire department, to which the Guest agrees.
  21. Hazardous cargo may not be stored in the apartment: weapons and ammunition, flammable materials, explosives, illuminants and other materials considered dangerous.
  22. The Site prohibits any service activities, including, in particular, the provision of services of an erotic nature, all forms of door-to-door canvassing and door-to-door sales.
  23. Staying with pets is prohibited in the Apartment. Any violation of this prohibition will result in a penalty in accordance with the price list below.
  24. If the violation of the prohibition on the stay of animals causes additional consequences in the form of leaving animal excrement, hair, unpleasant odor or use of the apartment equipment for contact with the animal (sleeping with the animal in the bedding, wearing out the towel, bowl, glass, etc.) or destruction of furniture or other equipment, an additional penalty will be charged depending on the scale of destruction or pollution.
  25. The facility has a quiet hours from 10:00 pm to 6:00 am.
  26. Parties are prohibited in the apartments. Violation of the Regulations in this regard may result in a penalty in accordance with the price list below.
  27. It is forbidden to make excessive noise, cause unpleasant odors and other activities that disturb, harm or may be considered disgusting or disruptive to other Guests.
  28. The Landlord reserves the right to collect a security deposit from the Tenant to cover any damage, breakage, or missing furnishings. The deposit is refundable in full within 14 days if no damage/deficiencies/damage are found, or reduced by the equivalent value of the damage/deficiencies/damage.
  29. The Landlord reserves the right to charge the Tenant an additional cleaning fee of PLN 300 in case the apartment has dirt beyond normal use (stains from bodily fluids, blood, vomit, dirt difficult to remove).
  30. The Landlord reserves the right to charge the Tenant an additional fee in the event of excessive contamination by the Guest of linens or towels that have been used in a manner inconsistent with their intended use. The amount of the fee is calculated by the Facility staff in accordance with the price list below.
  31. The use of the Apartment space for shooting or recording for commercial or promotional purposes, among others, requires the prior written consent of the Facility and the payment of additional compensation therefor.
  32. Guests are not allowed to make any changes to the Apartments and common parts of the building and their equipment.
  33. Issues related to the processing and protection of personal data are regulated in detail in the APARTIO ROOMS privacy policy, the content of which is available from the Facility staff.
  34. Common areas including the entrance to the building are covered by video surveillance. Only the image (without sound) is registered and recorded. Data from video surveillance may be made available only to entities cooperating in the field of ensuring the safety of persons and property, as well as to entities authorized by law. Data recorded through surveillance cameras are stored for a period not exceeding 14 days from the date of recording, after which time the data is automatically overwritten.
  35. The monitoring is conducted in order to ensure the safety of persons and property on the premises of the Facility – on the basis of legitimate interests pursued by the administrator (Article 6(1)(f) RODO). Detailed information on monitoring and the rights of Guests in this regard is available from the Facility staff.
  36. Personal belongings left in the hotel room by the departing Guest will be sent back to the address indicated by the Guest at the Guest’s expense.
  37. In accordance with the Civil Code, if the Guest is not instructed to return the left items, the Facility will store the above items at the Owner’s expense for a period of 3 months, after which the items will become the property of the Facility.
  38. Contractual penalties applied in case of violation of the rules of these regulations:
    a) organizing parties/disturbing the quiet of the night – PLN 1,000
    b) smoking inside the apartment – PLN 200
    c) activation of fire alarm – PLN 500
    d) accommodation of non-registered persons in the apartment – PLN 150 / each non-registered person
    e) animals staying in the apartment – 200 PLN
    f) excessive use of towels – 30 zł/piece. foot and small towel, 50 zł/piece. large towel (penalty charged also in case of theft)
    g) oversized consumption of bed linen – PLN 30/unit pillowcase, PLN 50/unit comforter cover or sheet, PLN 70/unit bedspread (penalty charged also in case of theft)
    i) climbing on the roof – PLN 1,000.
    h) other incidents violating the rules – 200 zł.
